First impressions are everything when selling your home. Studies have shown that the first two weeks on the market are the most crucial to your success. “But Zillow says my home is worth…” Stop.  Think about it.  Have they ever sent live individuals to investigate the actual condition of homes that have sold in your neighborhood? Algorithms always have a margin of error.  The more expensive the home, the harder it is for algorithms to make accurate predictions.

Importantly, the role of pricing is not really to establish the value of your home per se.  When selling a home, your objective is to create a pool of interested buyers, just like home buyers compete with each other to win a home, you are also competing with other homes in the market

ESTABLISH A “TRUE” COMPETITIVE LIST PRICE

Where pricing is concerned, establishing that all important     asking price is part science and part art.  To establish a starting point, look into the price that other comparable homes have “SOLD” for.  While there will be no true exact match for your home, the exercise will give you a more realistic price range to work with.  When setting your asking price, keep in mind that the objective is to generate a pool of interested buyers for your own home.  If you price too high, you end up helping your competition sell faster.
